But when the property needs to be furnished, transformed or renovated, distance can turn every decision into an additional task. Quotations to review, suppliers to coordinate, deliveries that do not coincide with your trips, outstanding furniture, decisions postponed until your next visit and minor issues that can feel much greater from afar.

The aim of the project is not to exclude you from the decisions. It is to help you take part in the ones that truly matter without having to become the day-to-day manager of a property located hundreds or thousands of kilometres away.

What stage is your property at?

Not every second home starts from the same point. Before defining the service, we need to understand the property’s current situation.

You are awaiting handover

It may be a new-build property that has not yet been handed over to you.
You may only have plans or documentation from the developer.
In these cases, it can be useful to start defining your needs before receiving the keys.

You have just bought it and it is empty

The architecture may work perfectly, but furniture, lighting, textiles and other elements are still needed

Working remotely changes the organisation, not the level of care

Distance requires certain parts of the project to be set out with particular clarity, but it does not mean that every decision must be made around the same table. Online meetings make it possible to review proposals, answer questions and continue making progress when the owner is not in the area.

In this context, plans, moodboards, proposals and references become even more important, as they help you understand what is being proposed and why, even when it is not possible to review every decision in person. It is also essential to establish a clear approval process showing which decisions require your confirmation, which options are being considered, what can be changed, what the implications are and which matters remain outstanding.

The need for and frequency of visits will depend on the type of property, the stage of the project and the agreed scope, so there is no universal schedule. In addition, when coordination forms part of the agreed service, certain stages can continue to move forward even when the owner is not physically present at the property.

Is your second home a new-build property?

Many second-home projects begin even before the keys are handed over. You may only have plans or a schedule of finishes, but needs can already begin to be identified at this stage.
A new property does not automatically need renovating, but nor does that mean it is ready to be lived in exactly as you wish.

Villa, apartment or distinctive property

“Second home” describes how you use the property, not its architecture. It may be a villa, an apartment, a penthouse, a townhouse or a distinctive property. Each type also brings its own particular requirements.
